Each of the five bedrooms is unique in its décor extending even to the coloured linens which adorn the queen size beds and their matching window coverings. A western style kitchen equipped with all of the latest conveniences makes cooking for your clan fun and enjoyable. Set only 1km from Jomtien Beach, this villa is far enough from Pattaya to offer peace and quiet yet close enough to make the short drive to restaurants and bars quick and easy.
There is a front loading clothes washer for your convenience and free maid service eliminates the need for housekeeping chores in this luxurious Pattaya holiday home.
Sofa and club chairs provide the seating in front of the big screen TV which also features a DVD-CD player and cable hookup. A powerful air conditioning unit keeps the open plan area cool regardless of the afternoon heat outside. Pleasant décor makes this a great place to relax and engage in some friendly conversation.
Pull up a padded chair to the wooden dining room table right off the living room so you can keep watching your favourite TV programs while enjoying a meal. The marble floors and colourful curtains set a festive mood for breakfast, lunch or dinner.
An abundance of granite counters makes preparing complicated meals or simple snacks equally effortless. There is a stainless steel side by side refrigerator/freezer so you can stock up with a week’s worth of food on just one shopping trip. The matching extractor fan draws out the heat from the cook top beneath and from the nearby built in oven and microwave. With other appliances that include an oven, microwave, toaster, rice cooker and tea and coffee making facilities, your self-catering needs are taken care of.
All five bedrooms feature high styled colour coordinated linens and window treatments giving each its own distinctive ambiance which blends nicely with the ceramic tile floors and muted wall tones. They are completely furnished with wardrobes, drawers and dressing tables as well as quality mattresses and pillows.
Three ensuite bathrooms make it seem almost as if there are three master bedrooms. Each is distinctively decorated to add a glamorous feeling to the house. One has a bathtub and shower while the others have a shower, toilet and sink. There are two other bathrooms in the house so there is one for each bedroom.

| This beautiful holiday home is set in a quiet, gated community only a short one kilometer drive from Jomtien Beach - the most popular seaside enjoyment venue in the area. Even though the house is in a private location, all of the amenities of Pattaya city centre are within a 10-minute drive so getting to major retailers and shopping malls is quick and easy. Famous nighttime attractions like the Walking Street and Alangkarn Theatre are a fifteen minute drive and there are a multitude of restaurants of varied cuisines nearby. Also not far are some of the region’s most famous sites like the Big Buddha, Silverlake Vineyards and the Floating Market. |

Again please ensure you have adequate travel insurance cover. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
