Baan Pratu is a part furnished, small villa with its own private overflow swimming pool, set in landscaped gardens with shaded pool terraces cooled by colonial style ceiling fans.


The location provides an ideal peaceful retreat for someone looking for a Medium to Long term rental home.


The accommodation comprises of a living room/dining room, cooled by ceiling fans, open plan fitted kitchen and adjacent utility room.

Sliding patio doors lead from the living room onto the pool terrace.

The Villa has 3 air conditioned bedrooms with double beds to beds 1 & 2 and a single childs bed to the 3 rd.

The Master bedroom has its own en suite shower room/W.C with beds 2 & 3 sharing a communal shower room/W.C.

The villa is situated in the Village of Maenam on the North Coast of Koh Samui, only 20 minutes from the boutique airport, with flights from Bangkok International Airport available every hour with Bangkok Airways and Thai Airways.

Maenam Beach is a long stretch of beach in the northern coast of Koh Samui.

Maenam village runs along a 4 kilometres stretch of the ring road with quite a cosmopolitan feel to it as many expatriates have settled in this area and opened up cafes and restaurants.

As it is a very much genuine local environment, there is access to most shops, markets, local Thai eateries as well as a big range of hotels, resorts and spas on the beach. The beach here is popular with good smooth sand and deep water allowing for good swimming all year around and is favoured by local expatriate families.

For your dining and spa treatments, you can choose from a wide range of high end resorts for alfresco venues or alternatively you can enjoy the Samui of old with its more traditional and simple Thai resorts and beach restaurants offering breakfast, lunch and dinner.

Once in Maenam you can access the renowned yet challenging 18 hole Santiburi Championship golf course enjoying spectacular sea views of the island from its unique viewpoint. Not for the faint-hearted golfer though.

A number of piers are situated in this area running regular services to Koh Phangnan and Koh Tao. Watersports on this beach are popular thanks to the windy shore, why not try your hand at kite-surfing or windsurfing? The kite-surfing school operates from this beach.

The Santiburi Resort provides dependable five star luxury with suitable 5 star prices and excellent Royal Thai cuisine at its Sala Thai restaurant.

The surrounding area of Maenam town features modern shop houses, cheap restaurants and convenience stores, opticians, photo shops, banks,with ATM machines, chemists. The food choices on offer are increasingly cosmopolitan.

The main food attraction is Angela's Bakery, which many of Samui's expats make regular pilgrimages to for Western comfort food, and which is becoming a Koh Samui chain institution.

At the eastern end you’ll find the ultra-luxurious 5 star Pansea Napasai, one of Samui's premier destinations for an indulgent getaway.

Health Oasis Resort, which offers all manner of new age treatments and fasting programmes, can be found at the western end of the beach and represents an altogether more purifying holiday experience.

The main centre of Chaweng with it's 2 large supermarkets is less than 20 minutes away by car.


Weather & Climate

Thailand is fast becoming a country to be visited all year round.

Koh Samui benefits from a good weather season of about 10 months of the year.

The 'dry' season is from January till May and July through to September. Temperatures regularly reach 30 to 35 degrees till May and then 35 to 40 degrees till September with odd showers from July to September.

The 'wet' season is generally from mid October to mid December when temperatures are around the 25 to 30 degree mark.

November is often regarded as the 'monsoon" season, though the heavy rains that come at this time are generally only for a few hours at a time, with many days in between blessed with sunny spells.

Brief tropical rain showers may occur late December and early January.

As with all weather predictions in this ever changing world of climate irregularity, you can never be absolutely sure, though it is fair to say that any time of the year in Koh Samui is always a great one, regardless.

(Please note, the weather predictions for Koh Samui are very different to those of Phuket and Krabi, which experience different seasons due to their location in the Country).
