Sunstone Villa is a recently completed, 6 bedroomed, family villa, located on the south-western tip of the tropical island of Phuket, less than 1km from Nai Harn beach. This luxury property, comprising of 550sqm under roof, is set in a private development, situated in a peaceful valley, offering private jungle and valley views and a tranquil environment for large groups or 2/3 families looking for ideal outdoor living.

The Villa’s accommodation comprises of 6 sumptuous bedrooms (with an optional 7th bedroom or maid’s room), all en-suite with ceiling fans and remote control air conditioning units. Bedrooms are split over two levels, offering 4 king sized beds and 5 singles, therefore comfortably accommodate 12 people, plus maid.

Upstairs, the master bedroom suite has a king sized 4 poster bed, walk-in wardrobes, wall safe and large en-suite bathroom with a spacious walk-in shower and large oval bath. Sliding double doors take you onto a private balcony with open jungle and valley views. All beds have crisp white cotton bed linen.

The remaining 5/6 bedrooms are all on the lower level. Bedroom 2 also has a king sized 4 poster bed, large en-suite bathroom with a spacious walk-in shower, plus built in wardrobes and wall safe. Sliding double doors take you directly onto the sun terrace and access to the private swimming pool.

Bedrooms 3 and 6 also have sumptuous king size beds, en-suite bathrooms and sliding doors enabling direct access to the private swimming.

Bedroom 4, also en-suite, has full size twin beds, and is designed for our younger guests who may need to be closer to their parents. Bedroom 4 has its own 42” TV, DVD player and Sony Play Station 2, for entertainment.

Bedrooms 5 & 7 have single bunk beds and a single bed respectively, again with private bathrooms, so are ideal for children, an extra guest or maid.

Returning to upstairs, you will find the large main living room, with ample seating to relax and watch the 50” flat screen television with DVD player (with selection of movies) and cable TV with over 30 channels, plus an iPod docking station. Alternatively you can relax and sit or dine outside on the under-cover balcony, taking in the valley views. The stunning dining table seats 12 guests and offers al fresco dining all year round.

The fully fitted luxury western style kitchen is fully equipped to meet all your needs, with its own comfortable Thai sitting area to relax in while meals are being prepared.

The ground floor is specifically designed to offer a two bedroom self contained area, if additional privacy between guests is required. This area comprises of bedrooms 5, 6 & 7, plus its own kitchenette and the second living room, boasting another 42” flat screen TV, DVD player and cable TV.

Outside there is a large sun terrace and landscaped gardens, complete with sun beds to soak up the sun, leading to a 11 x 6m infinity edged pool and integral Jacuzzi. Adjacent to the swimming pool is the sala, containing another dining table for 8, plus ample additional seating, gas BBQ and fridge. This makes an ideal outside setting for evening BBQs and entertaining.

Sunstone Villa also offers wireless internet access, an office with desk, complete with laptop computer, and landline telephone for those people who cannot totally escape, or have to keep in touch with the rest of the world.

With great attention to detail, Sunstone Villa is tastefully furnished with a mixture of solid teak beds and rich wooden furniture, stylish poly rattan outdoor furniture and a huge leather sofa, complimented by Thai silks and artwork throughout.

We would request no-smoking at Sunstone Villa, but those guests wishing to do so are please asked to do so outside, with care.

The villa is located within an easy 10 minute walk, or 3 minute drive of Nai Harn beach, in the South of Phuket. Nai Harn is one of the most beautiful beaches on the island and it not only offers golden sands and azure water, but a selection of restaurants, bars and shops, or you can relax and have a massage or pedicure. At Rawai and Chalong (5 and 10 mins drive away respectively) you will find long tail and speed boats available, so you can visit any of the beautiful islands a short distance away. Sunstone Villa is located in the south east of the island and is a great base for visiting Kata (10 mins), Karon (15 mins), Patong (20mins) and Phuket Town (20 mins). All tourist attractions are easily reached within 5 - 40 minutes with a host of activities available locally. There is a number of mini markets, supermarkets and bakeries only a short drive from the villa and a selection of restaurants, shops and bars on your doorstep. There is an extensive range of both Thai and international restaurants locally. People flock from all over Phuket to enjoy sun downers at Promthep Cape, the southern most tip of the island. There are two major shopping malls in Phuket (again, about 20 mins from the villa) Central Festival is located in the centre of the island and Jungceylon in Patong. Both are large international shopping and entertainment centres with cinemas, restaurants, international and local shops. Additionally, many sporting enthusiasts come from all over the world to train at the Muay Thai camps locally or experience Phuket's wonderful dive spots

Cancellation Policy
CANCELLATIONS OF BOOKING

If a guest requests to cancel all or part of the booking he must notify the booking agent or the Villa Manager directly in writing (email acceptable).

The cancellation will take effect from the day the written confirmation is received.

Cancellation charges will be payable depending on date of the notification of the cancellation and the period.

The following general regulations shall apply:
- More than 90 days (12 weeks) before arrival date: all deposit is refundable
- From 45 to 89 days (4 to 11 weeks): 20% of full price will be non-refundable.
- From 30 to 44 days: 50% of the full price becomes non refundable.
- From 29 days and less: 100% of the full price becomes non refundable.

The above cancellation charges also apply if Sunstone Villa cancels the booking due to non-payment for whatsoever reason.

CHANGE OF BOOKING
Acceptance of any change is subject to approval by Sunstone Villa's owner.

DEPOSIT AND ADVANCE PAYMENT REFUND
Refund of monies paid for Villa booking (and services) will be made only under the following circumstances:
The villa becomes unfit for habitation and no equivalent replacement villa can be obtained (this qualifies for a 100% refund) from Sunstone Villa.
The monies will be refunded back to the recipient’s account in whatever currency the deposit was paid.

ALTERATIONS AND CANCELLATIONS BY SUNSTONE VILLA OWNER
Though it is unlikely that Sunstone Villa will have to make any changes to confirmed arrangements, it may occasionally happen that, and for any reason beyond its control, Sunstone Villa is unable to provide the guest with the Villa booking agreement and will be obliged to cancel the booking (example: Villa is damaged or rendered unusable due to fire, flooding or natural disaster). Sunstone Villa will endeavour to make their best efforts to locate an alternative Villa for the period required but, should this not being possible, Sunstone Villa will cancel the booking and refund the booking in full, (less any bank transfer charges). Sunstone Villa shall not be liable for any further obligations or claims by the guest.
Rates Exclude
Rates do not include baggage handling, gratuities, international telephone, baby sitting, food supply, soft drinks and/or liquor (other than complimentary welcome pack items), personal items and expenses, and any excessive cleaning required upon departure (such as upholstery or curtain shampooing, etc) nor replacement of breakages/damages in furniture, decoration and villa finishes.


Payment Terms
Rates quoted for Sunstone Villa allow for a maximum occupancy of 13 adults. The Villa can accommodate additional young children/babies, but this will depend on the age of the occupants and is at the discretion of the Villa Manager.

Initial Deposit:
An initial deposit (generally 50%) calculated on the total booking amount is requested and is due immediately after completion/execution of the Booking Form. It must be paid to Sunstone Villa before a confirmation can be issued. The booking shall become effective only when the amount of the deposit has been received by Sunstone Villa. If funds are not received within 5 banking days following the date of the booking, the booking shall be deemed to be cancelled. Funds should be transfer into the nominated bank account, which will accept multi currency.

PAYMENT:
Final payment consisting of the remaining balance must be received by Sunstone Villa, in one or several instalments, at least one month prior to guest arrival (100% advance payment will be required if the booking is made less than 30 days before the guest’s arrival). Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation.

REGISTERED GUESTS
The number of people staying at the property must not exceed the maximum capacity indicated in the booking form, except in the case of infants (under four years old), or unless specifically authorised by the Villa Manager. Should the Villa Manager find out that the number of people staying at the Villa exceeds that on the booking form, additional guests will be charged for at 50 USD per person, per night, or asked to vacate and in case of non compliance the Booking may be cancelled without any other notice without any refund. The Manager, by the Rules, shall be entitled to take all legal measures to make the above enforceable

SECURITY DEPOSIT
A security deposit of 20,000 Baht shall be paid to the Villa Manager on receipt of the keys and will cover the cost of repairs, damages or breakages during the occupancy period by the guest. Subject to an inventory check by the Villa Manager the full amount will be returned when checking out or the deposit can be off set against any extra costs incurred during the stay i.e. extra guests, babysitting, food, wine etc.

INSURANCE
It is a condition of the booking that the entire guest party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Sunstone Villa is not responsible to anybody for any and all claims including any accidents related to the use of the Villa.
Sunstone Villa shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Sunstone Villa’s control.

LIABILITY OF THE MANAGENENT COMPANY
The Property Manager shall keep the Villa technically totally and permanently suitable for the residence of the number of persons stipulated in the Villa specification. Under no circumstances shall the Property Manager or Sunstone Villa be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, The Property Manager will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. Sunstone Villa at their sole and unfettered discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services.

COMPLAINTS
The Property Manager’s duty is to make its best efforts to fix in the shortest time any technical problems which may arise during the booking period. The manager must be notified within 24 hours of the occurrence giving rise to the complaint. If the Villa is vacated by the guest due to above and before the end of the booking period the appropriate refund will be returned to the guests.

CONDUCT & BEHAVIOUR
If a booking is not made by the guest directly but by his agent of representative, such agent or representative shall be co- responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party not behave in such a manner, the Manager may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

STAFF AT THE VILLA
The villa comes with a daily maid cleaning service. Additional staff, such as cook, baby sitter and driver can be organised if requested in advance, and extra cost. Additional services are specified in The A-Z guide to the villa.

VALUABLES
Sunstone Villa is fitted with an individual safety box. Any valuables left at the Villa are left at one’s own risk. Neither Sunstone Villa nor the Management nor the staff is responsible for their loss or damage.

ARRIVAL & DEPARTURE TIMES
Guests should assume the Check-in time is after 15.00 pm, and checkout time is prior to 12.00 pm, unless otherwise agreed.
Flexible arrangements may be taken where possible to accommodate flight arrival/departure times etc.
