This modern single storey villa has all the comforts you will need to set your holiday off to a great start. Upon entering through the gates, you will immediately be impressed by the hourglass shaped pool set outside the front door. The 7m long pool has gentle steps down into the water, which is ideal for non-swimmers, and from here you can mosey on round to an underwater seating area and switch on the massage jets. Sit relaxing in total comfort and privacy, and enjoy the tropical warmth, sun, and atmosphere of a holiday in paradise.
The main entrance welcomes you into the open plan living area where there is the flat-screen TV, with a lounge suite for all your relaxation and entertainment. The solid wood furniture theme, carried throughout the property is both pleasing to the eye and senses. There are views back over the pool area in case you need to keep an eye on the kids, or you may wish to sit on the patio area with a circular table and chairs and relax.
The dining area features a beautiful solid wood Thai-style table with high back matching chairs, just right for all your entertaining and meals.
The separate kitchen has a designer built-in oven, and microwave above. There is a ceramic four-ring hob, and an oversize fridge freezer. Access through the back door takes you to a covered tiled drying area; ideal for drying the wet clothes after all that swimming.
All bedrooms are off the living room with air-conditioning. The master ensuite bedroom carries the theme of wooden furniture echoed throughout the property, and has views over the pool. The second bedroom is a twin with large single beds, the third is a large double with ensuite shower room, and the fourth another tastefully decorated double. Most bedrooms have a large safe for added security.
Bathrooms are accessible from every bedroom. The master bedroom has its own en-suite complete with curved cubicle shower. The first guest bedroom leads directly onto the house bathroom, which can be accessed separately from the lounge and also has a cubicle shower. The third bedroom has an en-suite shower room.

| Set at the beginning of a village with security-controlled access, this villa is near all the local attractions you may wish for. The beach is at hand, restaurants and convenience stores within a stone’s throw, and all the attractions and delights of Pattaya and Jomtien within easy grasp. There are the many water sports on the beach such as paragliding, banana boat rides, windsurfing and sailing, or take a speedboat to the outlying islands for a day filled with adventure and fun. Heading further inland, you will find many attractions such as elephant trekking, fishing, and world-class golf courses. |

Cancellation Policy Cancellation by the guest It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality. Our refund policy is as follows: 15% deposit No Refund 56 to 62 days 75% of monies paid excepting deposit 42 to 55 days 50% of monies paid excepting deposit 35 to 41 days 25% of monies paid excepting deposit 28 to 34 days 10% of monies paid excepting deposit 27 days or less no refund can be applied. Again please ensure you have adequate travel insurance cover. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
