This 400 square meter villa sets the standard for extravagant living with its vaulted ceilings and either hardwood or polished tile floors. Two inside and two outside living areas give everyone sharing this six bedroom home enough space to get away on their own if they so desire.
Each bedroom displays the creativity of the owners’ exquisite taste with the fashionable wood and willow furniture, and the perfect blend of rich colours and natural materials. The kitchen and all five bathrooms are fitted and equipped with the latest designer fixtures and wooden cabinetry giving an air of sophistication and style to each.
The extra large swimming pool is bordered by a grassy lawn on one side and tropical greenery on the other making it a relaxing place to be any time of day or night.
The main upstairs living room has spectacular leather sofas and lounges for watching the large flat screen television or gazing out the wrap around windows at the verdant scenery beyond. The second lower level sitting room opens into the garden and makes a perfect place for quiet conversation, reading or playing cards.
The wall of windows opens to let in refreshing breezes caressing those seated at the wooden lattice work glass topped table and matching high backed chairs. Overlooking the gardens, it is a wonderful setting for a formal meal or for casual get-togethers any time of day or night.
Hand crafted wooden cabinets over and under the marble counter tops provide enough storage and work space to please even the most particular gourmet cook. It is well fitted with a three burner cook top with grill, a built in oven, microwave, refrigerator freezer, tea and coffee makers, toaster, washing machine and dishwasher.
Five bedrooms plus one more in the attic mean that twelve people can share this enormous house comfortably. Five have their own LCD televisions and air conditioners. All are decorated beautifully and furnished with high quality mattresses and pillows covered with designer coloured linens.
Four of the five bathrooms are en suite with chic shower stalls, sinks and toilets. The master bathroom has an outdoor whirlpool bath set in a walled private garden. All are adorned artistically with a combination of natural and man made materials featuring fully tiled floors and walls.

Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
