One of the great features regarding this property is its peaceful and private location tucked away on a gated community in Bang Tao with 24-hour security. The majestic private swimming pool is the main focal point of the villa from which all rooms converge. The U-shape layout of the interior ensures great poolside views can be enjoyed from 90% of the home.
Once inside the perimeter wall through the remote controlled electric gates, you will find a covered carport and a quaint tropical garden. Inside the home, you will notice the tall ceilings that provide the most soothing airflow.
The private swimming pool with its cascading water feature can be accessed directly from the lounge, kitchen and Master Bedroom. The selection of Asian artworks and modern décor is beautiful and also homely, which is ideal for holiday renters. The property caters for every type, families, couples or singles.
The kitchen is situated right next to the dining area. The wood/glass six-seat dining table is just a stone's throw from the western styled kitchen. Enjoying great views looking out poolside, the kitchen is home to a choice of appliances that include a two-ring gas stovetop, microwave, tea and coffee making facilities, refrigerator and a great choice of cutlery and dishware.
Access the lounge at the entrance of the villa through carved double teak doors. The living room benefits from a top notch selection of comfortable and beautiful teak furniture such as the settee, coffee table and matching units. With tall ceilings, ducted air-conditioning and picturesque wooden vaulted ceilings, the environment oozes elegance. The teak furniture against the gleaming white ceramic floors creates a classy feel. From every part of the lounge, you can look out towards the swimming pool through the surrounding tall windows. The entertainment options include a large Samsung flat-screen TV with international satellite channels. There is also a DVD player available for your usage.
There are two wonderfully appointed bedrooms in the villa, both owning ensuite bathrooms, a choice of either ceiling fans or ducted air-conditioning and large king size beds. The Master Bedroom is comfortably designed with a host of Asian fixtures and fittings that creates a Modern Asian concept. The Master Bedroom has an open-air ensuite bathroom, which easily accessed via the walk-in wardrobe room that offers copious amounts of wardrobe space. The master is also equipped with a TV with international satellite channels. The guest bedroom also follows on with the Modern Asian design, also owning an ensuite bathroom and garden views.
The villa owns three bathrooms, one of which is for guests and is equipped with a toilet and wash basin next to the kitchen area. The remaining two bathrooms are both ensuite. The Master Bathroom is something special, situated in the open-air with a Jacuzzi, wash basins, showers, a toilet and b-day. Imagine soaking in your private Jacuzzi under the beauty of the stars. The guest bedroom has an ensuite bathroom that is also half open-air with a shower, wash basins, toilet and b-day.

| This private Phuket villa rental is situated just 100 meters from Bang Tao beach in this superbly peaceful environment, Bang Tao Villa is just a ten-minute walk from the supermarket complex of Tesco Lotus Express, which also has book stores and a Macdonald’s. If you take a five-minute stroll, you will also find a value for money restaurant that serves Thai and International cuisine. Bang Tao can be located on the north-west sunset coast of Phuket just a 25-minute drive from Phuket International Airport. Within a 15-minute drive, you can also be in the vibrant beachside destination of Patong. |

Please ensure you have adequate insurance cover for this eventuality. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Chef * Airport Transfers Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage. On some 'high end' villas services are inclusive this will be stated on your booking details. Please do not use the air conditioning unnecessarily and switch off when going out! Cars A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas. Cars will only be provided on bookings of 7 nights or more. The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused. Punctures will be repaired and paid by the company – kerbing and damaged wheels will not. In the event of a car not being required a THB 600.00 reduction can be made from the list price. Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Surcharges. We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV's appliances, pool equipment or any electronic or mechanical items. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. Late checkouts will be charged at THB 250.00 per hour or part thereof. Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure. General We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool. |
