This modern designed one-storey villa is situated less than 1km from Jomtien Beach, which is regarded as one of the best in the region. With a private swimming pool, three en-suite bedrooms, a lounge, dining room and European styled kitchen, this is a great Pattaya holiday home.
Set over one floor with a surrounding perimeter wall that aids privacy and seclusion, you can take a dip in your private pool with adjoining kid’s pool in total seclusion.
The spacious living room overlooks the back garden and provides direct access to the private swimming pool. Sit back and chill on the comfortable settee within close proximity to a flat-screen TV with international channels. There is also a DVD player and a desk, from where you can take advantage of the internet connection.
The dining room is situated directly next to the kitchen and enjoys a nice wooden dining table with seating for six persons.
The kitchen enjoys a warm wooden décor, with lots of wooden units black granite work surfaces. The choice of modern appliances includes a washing machine, microwave, toaster, refrigerator, kettle and stovetops.
All three bedrooms are very similar in decoration with wooden fixtures and fittings all round. All the bedrooms have double beds, with the Master having a nice four-poster bed - en-suite bathrooms, air-conditioning and warm atmospheres.
There are four bathrooms in the villa, three of which are en-suite while the fourth is a guest bathroom. The three en-suites all have showers, toilets and wash basins, although the master bathroom also has a bathtub.

| The location of the villa is less than 1km from Jomtien Beach, and within a two-minute drive to many Thai and International restaurants, massage establishments and entertainment spots. Jomtien is the perfect place for a family holiday or travelling together with a group of friends because there are many things to do nearby. Shopping centers such as Big C, Tesco Lotus and Makro, are under a 10-minute drive from the villa, although there are many convenience stores within a short 5-minute stroll from the villa. |

Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
