Each Jacuzzi Suite has been constructed as a two story, terraced property, and faces either the lush resort grounds, or one of the twin pools. For smaller groups, these Jacuzzi Suites offer the utmost in luxury, plenty of space, and access to the impressive Na Jomtien Resort facilities. Na Jomtien is a beautiful resort that features 1, 2 and 3 bedroom apartments and villas. Large communal pools are available for the apartments and shared private pools for the villas. There is also a lovely in-house restaraunt for those not wishing to travel to far to dine. Toyota Hilux available at THB 1200 per day.
At the rear of the bottom floor is a fully equipped galley kitchen, with a full range of modern appliance, and both conventional and microwave ovens.
The décor is very obviously contemporary, yet chic and elegant, and has been entirely designed following the ideals of Feng Shui. A large open plan area is given over to a comfortable lounge, complete with TV, DVD player and Hi-Fi, with ample comfortable seating. Moving back towards the rear of the suit, we find discreet dining for four, making clever use of the narrow part of the property, alongside the stairs giving access to the top floor.
Upstairs, the refined décor theme is continued, with the master bedroom featuring an en-suite wet-room, complete with jacuzzi. A private balcony overlooks the landscaped resort gardens. The second bedroom, equally as refined as the master, is equipped with an en-suite bathroom, but features neither jacuzzi or balcony.

| Chonburi area surrounds the Gulf of Siam with miles of sandy beaches, for those of you that enjoy Thai culture there is much to see, Sanctuary of Truth, many magnificent temples, within driving distance "water falls" in the rainy season (September - October). Local markets small and large. The property is ideally situated to explore Thailand's fascinating history, and with the fabulous climate and some of the best entertainment in the world, you will never be bored! Golf has been a major sport in Thailand since the 1920s when the first championship course was opened. There are now over 200 golf courses in the kingdom and 18 of the finest can be found in the Pattaya area and within easy reach of the property. Although the courses are of Intentional standard, the prices reflect the low cost of everything in Pattaya. Weekday visitors' green-fees cost around 500 Baht, and another 200 Baht will get you a professional caddy to carry your clubs, provide refreshments and shield you from the sun. Pattaya Water Park Just 6 kilometres from Viewpoint Village a ten minute drive along the Jomtien Beach road heading up Pattaya Hill turning left before the traffic lights takes you to the children's and adults play ground of Pattaya Water Park which is well signposted. Big Buddha Hill Also known as Pattaya Hill is just an eight to ten minute's drive from Viewpoint, subject only to the erratic behaviour and density of the traffic along the beach road. International Walking Street-Pattaya International and Thai restaurants, humble street stalls, nightclubs, discotheques, beer and go-go bars are plentiful. Thai body and foot massage is a relaxing option to the hectic lifestyle from around 250 baht an hour it's not to be missed. Amara Windsurfing Located in Jomtien Beach Pattaya, Amara Windsurfing is a friendly full service windsurfing club, school and shop. Amara Competed for amazing Thailand for 25 years. Now, as was her dream she runs her club full time and shares this great sport and healthy lifestyle with new friends the world over. Sightseeing of Chanthaburi Famous for its abundance of tropical fruits and a centre of gems, the eastern province of Chanthaburi is blessed with rich, verdant forests and scenic waterfalls. The Chanthaburi River flowing through the town has been the home of many ancient communities. Underwater World Underwater World Pattaya is located in South Pattaya and is the largest and most modern ocean aquarium in Asia with a 100-metre-long acrylic pedestrian tunnel. This attraction features exotic marine life displays, providing every visitor the unique experience of seeing the creatures of the deep through crystal clear water. Tennis Tennis courts are available at most of the leading hotels. Squash Available at the Dusit Resort Pattaya and the Ambassador City, Jomtien Beach. Badminton Pattaya Badminton Court on Soi 17 is open 24 hours daily. Ko Lan Lying some 7.5 kilometres off Pattaya Thailand, Ko lan is a 45 minute ferry ride or some 10 minutes by speed boat. The Island measuring some 2 kilometres by 5 kilometres offers several white sandy beaches with it's off shore coral reefs which can be viewed from the glass bottomed boats or snorkeling, jet skiing facilities are also available. Khao Phra Bat (Khao Pattaya) This small peak accessed by an asphalt road provides an amazing view over Pattaya City and the bay. This site has been developed and is currently the site of the Naval Sor Tor Radio station, there is also a monument to “Kromluangchumphon” known as the father to the Royal Thai Navy. A Buddha image is enshrined on the hilltop. The Million Year Stone Park and Crocodile Farm A very popular botanical garden with many rare plants and beautiful landscapes. Must-see fossilized plants over a million years old, 200 year old bonsai, dwarf horses, crocodile pools, rare animals. Crocodile shows are big tourist attraction and are performed daily. Suan Chaloemphrakiat A small park dedicated to His Majesty the King's 60th birthday which contains a wide variety of flowering plants and is one of the favourite tourist attractions in amazing Thailand. Pattaya nightlife Thailand is world famous for its night-life, and Pattaya night-life is among the best there is - be sure to check out Tiffany's cabaret! |

Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage. On some 'high end' villas services are inclusive this will be stated on your booking details. Please do not use the air conditioning unnecessarily and switch off when going out! Cars A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas. Cars will only be provided on bookings of 7 nights or more. The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused. Punctures will be repaired and paid by the company – kerbing and damaged wheels will not. In the event of a car not being required a THB 600.00 reduction can be made from the list price. Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Surcharges. We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV's appliances, pool equipment or any electronic or mechanical items. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. Late checkouts will be charged at THB 250.00 per hour or part thereof. Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure. General We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool. |
