This gem perched on the hillside of Patong is secluded and located in a very exclusive estate. The views are breathtaking of Patong Bay and the lush tropical jungle gives this Villa and ambience no other Villa has. Spread over two floors this Phuket Villa is adorned with teak fixtures and floors. The living room has a large vaulted ceiling with large shutter doors all round which leads to a large partly covered terrace with a view of the bay and the lush vegetation.
Directed to the West the living room and terrace will always ensure that you have beautiful sunset views. The bedrooms are large, ensuite and have teak floors and sidings. Thai silk has been used for many of the fabrics in the bedrooms each of which has a beautiful view of Patong Bay. The kitchen is second to none with all the modern appliances needed from an eyelevel oven and hob to a refrigerator. Its décor was masterfully done with brick and granite and has a certain English feel to it.
With the strategically placed lighting makes this Phuket villa a showcase at night on the estate.
All the rates include airport transfers, daily breakfast, an in-house chef and a full-time maid.
The living room of this Villa has a wooden vaulted ceiling with three large shutter doors which open onto the large terrace. The view from the lounge is nothing short of spectacular especially at sunset and there is always a constant breeze. The furniture in the living room is stylish black leather with all the modern entertainment conveniences such as a large television with international channels, DVD player and a surround sound system. The wooden floors simply add to the ambience of the Villa.
The dining room is located at the bottom of the wooden staircase across from the kitchen. It is set with a large leather settee with a large flat screen television. The terracotta floor tiles bring out the best in the décor and match the furniture and divider curtain in the room.
The kitchen is large and modern with all the most modern appliances which you would need. The eye-level oven is stainless steel and no expense has been spared in fitting out the kitchen including the granite black table tops and face brick walls. There is also a four ring stove and an extractor fan, microwave oven, kettle, refrigerator and a washing machine.
There are 3 bedrooms all are ensuite with beautiful teak floors. The bedrooms all have mountain or ocean views and the designers used Thai silk extensively in décor of the bedrooms. Double beds and air-conditioning add comfort to the style of the bedrooms.
The bathrooms are all ensuite and tiled to the ceiling. Each of the bathrooms has a shower, washbasin and toilet. The master bedroom also has a Jacuzzi with a view of the lush vegetation outside while the second guest bathroom has a bathtub added.

It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Baby Sitting Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
