This is a compact courtyard style and secure private four bedroom villa with three detached buildings, surrounding its own 12 meter rectangular swimming pool within a walled garden. Most rooms have separate air conditioning, as well as shady corners, and small bushes in the courtyard.

The Master Bedroom is in the same building as the living/dining/kitchen area, satellite TV and DVD player with sound system, fully fitted kitchen with oven, microwave and minimal decorative items. There are enough comfortable beds, sofas, chairs, tables and even baby cot in store. Three of the bedrooms have sofa beds that can sleep one person each. This, together with the baby cot ensures the villa can sleep 11 persons and 1 baby.

The villa is close to the management office with double entrance doors and best of all is that it is just a few minutes from 2 beautiful golf courses with 20-30% discounts on green fees, and also just 10 minutes in between both the pulsating Patong nightlife and convenient Phuket city department stores.

The living area has luxurious and comfortable sofa chairs for 9, satellite/cable TV/DVD, speaker system, Thai-inspired low coffee table, desk and small carpets. The lounge adjoins the 1st bedroom and dining area leading out to a garden courtyard where you will find the swimming pool, about 10 metres long 1.5 metres deep, with 4 wooden sun loungers, plus a covered mobile BBQ stored nearby.

The dining area has a dark wooden table with 8 chairs and a matching dining cabinet beside the adjoining kitchen, living area and courtyard.

The western style kitchen has electric stove with 4 rings/oven/ventilator, microwave, fridge/freezer, dishwasher, coffee machine, toaster, kettle, mixer, double sink, lots of cupboards and many sets of dishes/cutlery. The adjoining utility room has a washing machine, iron/board, toilet and sink. There is a laundry service with daily maid/gardener from office and room service from the Loch Palm restaurant (8am-6pm).

Three of the bedrooms are in the same building as the living/dining/kitchen areas. These three bedrooms all have double beds, a sofa bed sleeping one extra person each, air-conditioning, carpets, wardrobe/storage features and side-cabinets. The first bedroom also has an ensuite bathroom and an in-room safe. Bedrooms two and three share an ensuite bathroom. Bedroom four has bunk beds, which is perfect for those with families. This bedroom also has wardrobe space, air-conditioning and is home to a storage cupboard where you will find a baby cot. With all the sofa beds and the baby cot, the villa can sleep 11 people and a baby.

The villa has four bathrooms, with each bedroom having access to an ensuite bathroom. The Master Bedroom and the Children’s bedroom (with bunk beds) have its own ensuite bathrooms. The Master ensuite bedroom has a bathtub, shower, toilet and wash basin. The Children’s bathroom has a shower, wash basin and toilet. Bedrooms 2 and 3 share an ensuite bathroom that has a bathtub, wash basin, toilet and shower. The fourth bathroom is for guests and is situated next to the kitchen and comes equipped with a toilet and wash basin.

This villa compound is just a walk away from Loch Palm golf course and a short drive up to the nearby Red Mountain course, all set in a lovely valley of green countryside, just 10 minutes from Patong on the west coast of Phuket where all the main beaches are with many shops, restaurants and night life. 10-15 minutes to the south-east is Phuket City and Old Town with some of the best restaurants on the island. Tesco Lotus, Central Festival, HomeWorks, Big C & Index shopping malls are just 5-10 minutes drive away. Also nearby is a good bypass country road taking 10-15 minutes drive to the east coast with two main marinas, where many of the boat tours start from. The villa is also 30 minutes from airport, theme parks and 5 other golf courses.

Cancellation by the guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.

Cancellation by the property manager
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid.
We can not accept any further liability other than the above, please ensure you have adequate insurance.

Payment Terms
Booking deposit
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.

Payment
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.

Security deposit
We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure.

Personal Safety
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.

Pets
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.

Smoking
Please consider our non smoking guests and smoke outside the property, ash trays are provided.

Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.

Water & Electricity
All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out!

Liability
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this.

Force Majeure
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.

Swimming pool
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.

Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.

Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
