Living Room Description
The contemporary style of Villa Atika is no more evident than within the open plan living space. Picture gleaming white ceramic tiled floors that blend in perfect harmony with the sleek furniture that creates an aura of comfort and luxury to the living area. Alongside a high quality chaise lounge, the room benefits from a Samsung flat-screen TV, DVD player, satellite TV and a wireless internet connection. One of the great features of the living room is the tall patio windows that open up and offer easy access to the terrace and infinity edge swimming pool. Just sit back on the settee and enjoy the breathtaking sea-views without moving an inch. The living room comfortably sits six people.
Dining Room
The dining room adjoins the living room, offering guests a glass dining table that seats four people.
Kitchen
This fully equipped western style kitchen is positioned at a raised level from the living area, benefitting from black granite work surfaces, which once again match the surroundings perfectly against the white and spacious storage units. Enjoy the usage of an abundance of appliances that include a stovetop and extractor, toaster, kettle, oven, microwave and refrigerator. How many kitchens do you know that enjoy sea-views? The answer is probably not many! Imagine making a morning cup of coffee and reveling the ocean views whilst doing so!
Bedrooms
There are two bedrooms on the second level of this contemporary abode, each providing double beds, ensuite bathrooms, Samsung flat-screen TVs with satellite channels, DVD players and more than adequate walk-in wardrobe space.
The master bedroom is not only a thing of beauty, but also when you take into account the raised ensuite bathroom encased by glass allowing sea-views from the large bathtub; you can understand the quality of the property. Something a little special!
Sat majestically above the bedrooms is the spacious roof-terrace that provides the best sea-views in the property. This immensely elevated vantage point would make the ideal place to host a small gathering or absorb the soothing sea breezes in total amazement.

| Phuket, which is approximately the size of Singapore, is Thailand's largest island. The island is connected to mainland Thailand by a bridge. It is situated off the west coast of Thailand in the Andaman Sea. Phuket formerly derived its wealth from tin and rubber, and enjoyed a rich and colorful history. The island was on one of the major trading routes between India and China, and was frequently mentioned in foreign ship logs of Portuguese, French, Dutch and English traders. The region now derives much of its income from tourism. Patong is already Phuket's main tourist region and receives the most visitors on the island. This is not a coincidence. Patong is home to shopping complexes such as Jung Ceylon and one of the longest stretches of sand in Phuket. The location of the property is just under 2km away from the beach and the nearest convenience store. Although entertainment areas such as Bangla Road are just over 2km away, the location of the home ensures you can have the best of both worlds; peace and quiet within a short distance to a boatload of activities and attractions. This is living in Patong without actually being in the town… perfect! |

We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude Personal Cook/Driver Airport transfer Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
