If you are seeking that private holiday rental villa with five bedrooms in a wonderfully peaceful location just 8km from Jomtien Beach and 10km from Pattaya Beach Road, this is the one for you! Located at Huay Yai, in sight of the local temple, you get the best of both worlds - a tranquil location within close proximity to all the action, which is perfect for families and groups of friends travelling together.
The moment you arrive at this large two-storey villa, you will be impressed by the exterior design of this modern property, and the size of the gardens. Enjoying five bedrooms, six bathrooms, a covered swimming pool, spacious living areas and a separate building with its own pool table, there are lots of options for you to take advantage of.
The swimming pool is very unique, accessed from the lounge, covered, but still retains an open feel. One of the great features of the property is the external Jacuzzi, which is situated on the upstairs terrace and covered with a pagoda style roof.
The living room is set in a cozy cove next to the kitchen with views looking out to the swimming pool through a window. With a comfortable settee within close proximity to a large TV, DVD and international channels, the lounge caters for all your relaxation needs. Also within sight of the lounge next to the staircase, you will see a unique hanging chandelier that really gives the area something different.
There are many dining areas throughout the villa - indoors and outdoors. There is comfortable seating and a table within footsteps of the kitchen, and just a few feet away on the downstairs outdoor terrace, there is another large table and seating for al fresco dining whilst overlooking the garden.
When walking in the back entrance to the house, you will see a large open kitchen that has more than enough for your self-catering needs. The list of modern appliances include an oven, stovetop, rice cooker, coffee maker, toaster, microwave, dishwasher and a large double door fridge and freezer. There are lots of dishware and cutlery available.
There are five bedrooms in the villa, four of which are situated upstairs, while the fifth is set within a separate building that also has an adjoining ensuite bathroom. All the bedrooms have ensuite bathrooms, air-conditioning and wardrobe space. Four of the bedrooms have double beds, while one of the bedrooms has a single bed.
There are six bathrooms within the villa, five of which are ensuite while the sixth is positioned directly between the swimming pool area and the house and accessed both ways. All the bathrooms have showers, toilets and wash basins, although one of the bathrooms has its own private Jacuzzi.
There are numerous lawn garden areas surrounding the property, guarded by a perimeter wall with a lake just meters away from the spacious driveway across the road. Another fantastic feature is the separate building next to the covered carport that has air-conditioning and its own pool table.

| The location of the villa is situated in Huay Yai, which is 8km from Jomtien Beach and 10km to Pattaya Beach Road. This is an excellent location for many reasons - especially because of its peaceful environment that is still within a short drive to many beaches, bars and restaurants in and around Jomtien and Pattaya. Sat within the spectacular gaze of Huay Yai Temple, this is also prime golf territory with courses such as Phoenix GC just over a 5-minute drive away. Also under a 10-minute drive, you will find the beautiful Bangsaray Beach, which for the area is picture-perfect and also home to some quaint and delicious seafood restaurant directly on the beach. |

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
